New Build

Waiwera Dual House + Double Garage Build

Dropping of 2 Prefabricated Dwellings on a fresh site taken right through to finished product including building and management of all trades to complete Double garage/Laundry, Decks for both dwellings, Landscaping, Fencing/Gates to achieve a high level quality finish with Code of Compliance for our client.

  • Managing connections of new services through Watercare, Vector and Auckland Council
  • Complete Project Management of all Sub trades through to finished product

Renovation

Grey Lynn Renovation

Client was unhappy with the current outdoor living space being unusable in wet weather and due to some previous dodgy building work was in danger of coming apart. We suggested a Large 40m2 Extension of Outdoor area decking and Pergola including a large set of new stairs extending down to lawn area. Closing in pre existing sections and building new laundry and toilet area to connect to existing connections never completed at an earlier stage.

  • Working over design aspects with client and securing plans from our trusted architect
  • Navigating council rules and regulations in order to keep within heights and boundaries set
  • Working with our new green waste management plans in order to keep waste to a minimum and recycle as much of the old materials as possible
  • Keeping project to a very tight budget but also to a high standard to match in with the historical design aspects prevalent in the Grey lynn heritage

Renovation

Orewa Renovation

Our Client had started a large renovation only to get part way through and run out of money with their previous builder. We were contacted to come in and have a look to make a plan to work within a budget to get key parts of their renovation completed in order to keep a functioning livable house throughout the build process. This included fully stripping old parts of the house ready to reframe and create a master bedroom with walk in wardrobes, new ensuite with adjacent office. We also renovated 2 more bathrooms within the house and reframed all 3 other bedrooms as we worked our way around while clients were still living in household. Once this stage was complete we turned our attention to the external decking and living areas creating a funstional liveable house that the clients desperately needed.

Achievements

  • Working with the architects plans and creating minor variations and strategies to cut costs and create a plan that would work for our clients to keep an end goal in sight
  • Working with previous builders to attain record of building works to keep paperwork aligned and ready to apply for Code of Compliance when ready
  • Keeping a tidy work environment minimising dust and debris in order to allow clients to still live in sections of house where work was not being carried out
  • Working to tight timeframes and budgets and keeping transparency throughout so that an end product was always in sight
  • Managing other trades and timeframes so that downtime of any necessary utilities were kept to a minimum
